**[investwise]** Daiwa Foresees Bright Future For HDFC, GIC HF and Can Fin Homes

 

Housing-A Key Growth Driver

While the infrastructure sector has traditionally won eye-balls in the contest for domestic growth, nothing is more important than growth of the Housing market in the country. With appreciation of underlying assets, tighter and cleaner loan books, housing finance companies are likely to outperform and outshine plain vanilla banks, simply because they are focused upon a core need. The names that spring to mind are: HDFC, GIC HF and Can Fin all of whom have the tacit backing of the GOI or state sponsored entities.

 

Optimism in the market about an improving domestic economy and sentiment toward Information Technology/Information Technology Enabled Services (IT/ITES) have led to a revival in demand for housing.

 

India Property Sector-Positive

 

Due to the revival of housing demand, improving balance sheets of most

property companies, and signs of a recovery in the commercial property sector.

 

We see revival in demand driven by an improving economy and IT/ITES sector: An improving economy and sentiment toward the IT/ITES sector are driving demand for housing. Residential sales have increased steadily over the past year, and inquiries in the commercial segment continue to rise.

 

Improving balance sheets: Rising demand for residential property and an improvement in companies' ability to raise funds from the capital markets have helped to improve the balance sheets of real-estate companies due to the improvement in cash flow. We expect the pick-up in the commercial sector to lead to further improvements in the balance sheets of real-estate

companies.

 

We see the main share-price drivers as: 1) a pick-up in commercial-property leasing/sales volume, and 2) an improvement in companies' ability to raise funds in the capital markets.
